All signs point to a healthy burst of activity over the past month for this part of Maryland. Nearly all the usual metrics are beating out the five year averages by a noticeable margin. Here are the three big ones to look at:
Active listings is the one category not showing much difference compared to the five year average. However, since inventory was slow to come to market this year for our region the fact that last month’s actives were slightly up is a positive sign. If you want to know where the new listings are for Anne Arundel you can use the Explore feature from SmartChart’s dashboard page. Here are the top cities within Anne Arundel by the number of new listings during June 2014 (we cut the list to places with over twenty new listings to keep it a manageable size).
Annapolis seems to be where all the action is both in terms of new listings (above) and the number of sold listings in June (below).
Using just a few clicks on the same Explore feature we can also find out where the prices are rising the most. Here’s last month’s median sales prices for the top selling cities in Anne Arundel County. Annapolis drops down the list a bit, but still shows some growth compared to June of last year.
